HIP (Home Information Pack)
A Home Information Pack is compulsory for all homes on
the market in England and Wales. It is a set of documents that provides the buyer
with key information on the property and must be provided by the seller or seller’s
agent.
The following documents must be included in your HIP
Freehold Property
- HIP Index
- Energy performance Certificate
- Sustainable Information (required for newly built homes only)
- Sale Statement
- Evidence of Title
- Standard Searches (Local Authority and Drainage & Water)
Leasehold Property
- All of the above
- A copy of the Lease
The cost of preparation of the HIP is borne by the seller.
Some HIP providers may offer a free or low cost pack or a ‘no sale no fee’
arrangement
but always check the terms and conditions of these offers — there is no such thing as a
free lunch!
